Five stages, each with a deliverable you can hold in your hand. Here's what happens, when, and what you'll have at the end of it.
Consult
Site visit with Pat. You get an honest read on scope, an indicative budget range and a list of what the job doesn't need.
You receive: a one-page scope note and budget range.
Design & selections
With your architect or ours. Every finish, fixture and appliance chosen and priced. We order samples, not mood boards.
You receive: a full selections schedule and drawings.
Contract
HIA fixed-price contract. Fixed scope, fixed materials, fixed handover date. DBI certificate issued before deposit.
You receive: contract, program, warranty certificate.
Build
David runs the site daily. Pat sends a weekly update with photos. Variations only when you ask for them, priced before they happen.
You receive: weekly photo update, open site access.
Handover & aftercare
Builder's clean, walkthrough, defects closed before keys. Three-month and twelve-month check-ins. Pat's number stays in your phone.
You receive: keys, manuals, warranties, a home that matches the drawing.
No "equivalent" products
The selections schedule is a contract document. If the supplier can't deliver the exact item, we tell you and you choose the replacement — not us.
The date is in the contract
Long-lead items are ordered before the slab. We don't start a job we can't staff, so the program we give you is the program we run.
One number, answered
There's no project coordinator between you and the person building your house. You call Pat. Pat calls you back.
A weekly email with photos beats a portal you never log into.
Every Friday you get a short note from Pat: what happened this week, what's happening next week, any decisions we need from you, and ten photos. That's the whole system, and it's the one clients tell us they miss when the job is done.
What people ask about the process.
What if I change my mind during the build?+
You can. We price the variation, you approve it in writing, and the program is adjusted if it needs to be. What we won't do is start work on a change before you've seen the number.
How much is the deposit?+
Five per cent, as the HIA contract sets out. It isn't payable until the DBI certificate for your project has been issued.
Can I visit the site?+
Whenever you like. We'd rather you saw the frame than were surprised by the plaster. Just message David so we can make sure it's safe to walk through.
