Custom homes, built to the drawing.
Architect-designed new builds, knockdown-rebuilds, dual occupancy and boutique townhouses across Melbourne's bayside and inner east. One owner on the job from slab to keys.
You have the block, the brief, or the architect. We take it from there.
New homes at Lambert York are for people who want a specific house — not a range home with upgrades. Most of our new-build clients arrive with an architect and a set of drawings. Some arrive with a tired house on a good block. Either way, you'll get one price, one date and one person accountable for both.
Four ways to start a new home.
Custom homes
Fully architect-designed homes on your existing or new block. Priced line by line from the drawings.
Knockdown & rebuild
Keep the street, lose the house. We handle demolition, permits and the new build under one contract.
Dual occupancy
Two homes on one block, built to the same finish. Live in one, sell or hold the other.
Townhouses
Boutique three-to-six dwelling developments for owners and small developers who want the finish to sell itself.
From drawings to keys.
The new-build version of our five stages, with the timeframes we actually hit.
Site & drawings review
Pat walks the block, reads the plans, flags anything that will cost more than it should.
Selections & fixed price
Every finish chosen, every supplier quoted. You sign a number, not an estimate.
Permits & ordering
Long-lead items ordered before the slab. Stone, windows, joinery — all booked.
Build
David on site daily. Weekly photo update from Pat. Site visits whenever you want them.
Walkthrough & warranty
Defects closed before keys. $20M warranty certificate in your hand.
What you chose is what gets installed.
No "equivalent" substitutions. If the sample board says Elba, the benchtop is Elba. Photos below are from finished homes — swap in Dropbox selects.
Recent new homes.
"Our architect said it was the cleanest set of as-builts she'd seen. The house is the drawing."
"Fixed price meant fixed price. There was one variation in fourteen months and we asked for it."
"Pat answered his phone on a Saturday to talk about a tap. That tells you everything."
Asked before contract.
What does a custom new home cost per square metre?+
For the level of finish we build, expect $5,500–$8,500 per square metre depending on site, structure and selections. A 400 m² home therefore starts around $2.2M. Pat will give you a fixed number from your drawings within four weeks.
Can you manage the demolition and permits on a knockdown-rebuild?+
Yes. Demolition, asset protection, planning and building permits all sit under the one contract, so there's one date and one person responsible.
How long does a new build really take?+
Twelve to eighteen months on site, depending on size and complexity. We put the handover date in the contract and we've hit it on every home in the last three years.
Have drawings? Send them. Pat will price them.
A fixed price and a real handover date, usually within four weeks of receiving the plans.
