What does a high-end renovation actually cost in Melbourne?+
Depends on scope, but as a guide: a rear extension with a new kitchen and living space typically lands between $600K and $1.2M; a second-storey addition from $700K; a full period renovation from $1M. Pat will give you a real number after one site visit, not a range.
What is warranty insurance and why does $20M matter?+
Domestic Building Insurance protects you if the builder dies, disappears or becomes insolvent before the job is finished or defects are fixed. Every builder has a facility limit set by their insurer based on their financial strength. A $20M facility means the insurer has assessed Lambert York as being able to carry large, complex jobs safely — and it means your project is covered in full, not partially.
Do you work with our architect, or do we need to use yours?+
Both. Most of our new builds come through architects we've worked with for years, and we're happy to price and build from your architect's drawings. If you're starting from scratch we'll introduce you to two or three we trust for your kind of project.
How do you keep the job on time?+
Everything is selected and ordered before we start. Most delays on building sites are supply delays dressed up as something else. If the stone is in a warehouse in week one, it's on your bench in week twenty.
Do you take on smaller renovations?+
Yes — kitchens, bathrooms, decks and single-room upgrades sit in our Mid-Range division. Same crew, same standard, tighter scope. Three to twelve weeks.
